Development Update: 12th And Allison Townhomes May Be Approved By Next Month

The last time we wrote about the 12th and Allison development, it was last summer and the development team was meeting with residents and other stakeholders to gather input on their proposal. Based on some push back from the immediate community, the original proposal that was submitted to the City in August 2016 was updated to reduce the number of units from 150 to 82 and a greater amount of green space will be preserved. The updated Planned Unit Development (PUD) was resubmitted in February 2017, you  can see it here. We recently learned from an Urban Turf article that the Zoning Commission could approve the development in the next month. From the article:

In the final design, the applicant and architect KTGY Group amended the materiality and design of the side facade of the end units facing streets and added and revised architectural details to enhance the compatibility of the new houses with the existing rowhouses in the neighborhood. Wrap-around porches will remain on some of the new homes based on recommendations from the Office of Planning, despite that not being a prevalent style in the neighborhood.

The development is bound by 12th, Allison, Sargent, 13th, and Varnum Streets NE. We will keep our eyes on this development and let you know when we learn anything new.

12th & Allison Townhouse Development Update And Open House Tonight

EYA developers will unveil their latest updates to the proposed 12th & Allison NE townhouse development a community open house tonight. Readers may remember that this is the proposed development on the grounds surrounding the St. Joseph’s Seminary that we wrote about here and here.

According to a recent community announcement,  the number of proposed homes was reduced from 150 to 82,  3 acres of publicly accessible open space will  remain, historic preservation will be sought of the St. Joseph’s Seminary building, and  community amenities will include a Capital Bikeshare station, park areas with climbable art and sculpture for kids, and public art.

The meeting will be tonight, Tuesday July 12 from 7:30 p.m. – 9:00 p.m. at St. Joseph’s Seminary (1200 Varnum Street NE). Check out the flyer below for more info. If you can’t make it tonight, EYA will be giving presentations at upcoming Michigan Park Citizens Association, North Michigan Park Civic Association, Queens Chapel Civic Association, Brookland Neighborhood Civic Association, and ANC 5A meetings. PUD And Zoning 101 Presentation This Saturday

Ever been curious about regulatory processes around developments such as Planned Unit Development (PUD) and Zoning changes?  The Neighbors of St. Joseph’s Seminary is hosting a presentation  for community members – “PUD and Zoning 101”. The presentation will occur Saturday, February 6, 2016, starting at 3 PM, in the Ground Floor Lecture Hall of Providence Hospital.  The goal of the presentation is to educate residents about the PUD and zoning process in DC. On a related note, this story in the Washingtonian is making the rounds in the neighborhood, it is about the multiple developments in the Brookland area taking place on properties affiliated with the Catholic Church.

12th And Allison Development: Upcoming Meeting Schedule

We recently saw a notice about the meeting schedule for residents interested in providing feedback and learning more, so we thought we would pass the information along. From the notice from developer EYA:

We wanted to invite you to a follow up community meeting in regards to the planning and design of the 12th and Allison development at the St. Joseph Seminary.  In addition, below is a list of upcoming meetings with various neighborhoods and community organizations…We are very  excited to share the progress we have made at these meetings and to continue the dialogue we have had to date.

Description: EYA is hosting this meeting as a follow up to the ANC 5A03 meeting we attended in December. We will present an updated more detailed plan and seek input from community members on the design of the project, park space amenities, street network, and community benefits.

Tour of Chancellor’s Row

Location: Chancellor’s Row (near Regent Place NE and Chancellor’s Way NE)

Description: Chancellor’s Row is a 237-unit EYA project completed in 2014 in the Brookland/Edgewood neighborhood about one mile south of the seminary. Please join us for a tour of the community to get a closer look at a nearby EYA project. We will return to the St. Joseph Seminary after the tour where we will answer questions from 11:30– 1:30 and discuss 12th and Allison with any neighbors and community members who would like to stop by or were unable to attend the tour.
